Conor Nestor
Development Analyst
About

Conor joined Stotan Industrial in February 2024. He is responsible for underwriting investment and development opportunities, managing project due diligence, market research and assisting in leasing and disposition of assets for Stotan Industrial.

Prior to joining Stotan Industrial, Conor spent two years at JLL as a Valuation Advisory Analyst in the Industrial Group. Conor focused on property and fund valuation for various industrial assets and institutional owners across the United States.

He holds a bachelor’s degree in business administration with a specialization in Finance and a minor in Real Estate from The Ohio StateUniversity, he graduated in May 2022.

Linda Pace
Chief Administrative Officer
About

Linda joined Stotan Industrial in January of 2024. As Stotan’s Chief Administrative Officer she is responsible for overseeing the company’s financial, administrative, accounting, and human resource functions as well as assisting the leadership team with strategic planning and business development initiatives. Prior to joining Stotan, she was an independent project consultant for the real estate group of Boston-based Bain Capital managing portfolio dispositions of all commercial asset types across the US.  Prior to that she was the Chief Administrative Officer & Director of HR at Blue Vista Capital Management, areal estate private equity firm based in Chicago.

She holds an MBA in finance and marketing from Northwestern University’s J.L. Kellogg Graduate School of Management and a bachelor’s degree in finance from the University of Notre Dame.

Ben Harris
Senior Vice President - Market Officer
About

Ben is responsible for securing new development sites in 3 primary markets in the Carolinas, including Charlotte, Charleston & Greenville / Spartanburg.

Prior to his role at Stotan, Ben served as Vice President of Development for Ridgeline Property Group. Preceding his time at Ridgeline, Ben served as Development Manager for Conor Commercial of the McShane Companies and also spent time in the Corporate Services Group within CBRE and in the commercial banking business.

Ben holds a master's degree in Business Administration from the University of Chicago Booth School of Business and earned his bachelor's degree at the University of California, Irvine.

Barry White
Vice President - Construction Manager
About

Barry began his relationship with Stotan Industrial in July of 2022.  His expertise is in project development and construction management. His responsibilities begin with overseeing the due diligence and entitlement process and continues through design, permitting, construction management and project completion to include tenant buildout and occupancy.

Barry spent several years as a General Contractor in the Washington D.C. market before working with developers and owners in the Commercial Real Estate industry.  His experience in industrial development spans manufacturing market segments from aerospace to technology and aeronautical for such companies as Orbital Sciences Corporation, America Online and Gulfstream.  Now located in Savannah, Georgia, his current focus is on manufacturing, warehouse, logistics, terminal, and cold storage facilities. 

 Barry has managed developments and constructed projects across the globe consisting of data and call centers for AOL, satellite manufacturing facilities for Orbital Sciences, MRO and airplane manufacturing facilities for Gulfstream and build-to-suit and speculative warehouse industrial buildings.

 A graduate from Virginia Tech, Barry has spent his entirecareer in the CRE industry.

Bill Winsininski

About

Bill is an experienced authority of every aspect of the data center ecosystem, including finance, technology, infrastructure, and operations. Bill has been in the Data Center industry for over 20 years. His holistic understanding of all aspects of this sector offers a perspective and authority illustrated by both the business relationships he has developed and revenue he has generated. Bill and his teams have leased over 50 MW of datacenter space and power. 

Bill began his career by spending five years in the United States Navy as a Search and Rescue Swimmer during operation Desert Shield working directly for the Admiral of the 6th Fleet and forward deployed in the Mediterranean Sea and Persian Gulf which provided experience with mission critical operations, quality controls and technology. That background proved ideal in the eight years he spent with Imprint Data Center solutions, a data center design build company.  Bill served in a variety of capacities of increasing responsibility, culminating in vice president of sales.  He helped launch 365 Main Data Centers into 17 Markets and led teams across the country. Hethen went on to Byte grid Data Centers as VP of sales and GM leading the sales efforts and building a 400,000 sf data center in downtown Cleveland.  Bill was Vice President of Sales for QTS Data Centers where he was hired top re-lease, staff and launch the new QTS Chicago.  Bill is currently the CEO of Cofluence, LLC which is a data center consultancy practice that specializes in site selection, leasing, power and fiber optic networks. 

Bill is the founding member of ONLIGHT Aurora a community fiber services provider developed to help improve economic development and business climate in Chicago.  He was the Chairman of the Board of the Aurora Chamber of Commerce. He is currently President of the Chicago AFCOM Chapter and was awarded Chapter of the year in 2021 and has been Communications Director of the 7x24 Lake Michigan Region Chapter for 4 years.  He is a proud Infrastructure Mason and a member of the Veteran’s and Climate Accord Committees. He is Co-Founder and CEO of Cofluence, LLC a data center consultancy based in Chicago. 

A California native, Bill is a graduate of the University of California at Berkeley and The United States Navy Search and Rescue School in Jacksonville Fl. and lives in Geneva, Illinois with his wife Elizabeth and their 15 year-old twins Cameron and Caroline

Blake Waeghe
Associate, Investments
About

Blake is responsible for underwriting investment and development opportunities, managing project due diligence, and assisting in leasing and disposition of assets for Stotan Industrial.

Prior to joining Stotan Industrial, Blake was the Investment Sales Analyst for Colliers International. Blake focused on underwriting, research, and marketing of all listings in the Chicagoland and Midwest markets.

Before joining Colliers, Blake spent two years at Shive-Hattery as an Electrical Engineer Designer. He was responsible for creating engineering drawings for retail, industrial, and office spaces for corporate clients.

Blake also spent a year as a Supply Chain Associate at PepsiCo’s 2 million SF Quaker Oats manufacturing facility. He managed a diverse team of operators and electricians while deploying technical procedures to increase efficiency throughout the plant. Blake is a member of NAIOP Developing Leaders.

He holds a bachelor’s degree in Electrical Engineering and a minor in Mathematics from the University of Iowa.

Jack Sweany

Jack Sweany joined Stotan Industrial in May of 2022. He is responsible for managing implementation from zoning and entitlement through occupancy of new development opportunities for Stotan Industrial.

Prior to joining Stotan, he was a Project Manager at McShane Construction in Rosemont, IL. He managed design/build and general construction of build-to-suit and speculative industrial warehouse and commercial office projects both locally in the Chicago area and nationally. During his seven years with McShane he completed 2+ million square feet of industrial buildings.

Jack is a member of the Urban Land Institute.

He holds a bachelor’s degree in civil engineering from Marquette University and a master degree in construction engineering and management from the University of Colorado Boulder.

Michaela Freitova

Michaela joined Stotan in February of 2022. She manages all administrative tasks and office management activities of the company as well as additional accounting, marketing and investor relations activities and improving efficiency and reducing costs across all standard procedures. She supports executives and the team in proposals, presentations, and where needed. Michaela is responsible for planning and managing all corporate events including groundbreakings, broker events and team events.

She also assists with reviewing and approving construction draw packages and helping with ensuring tax and financial reporting compliance for Stotan and all other JV entities.

Michaela is MBA Candidate at Lewis University with micro-credentials in Finance & Digital Marketing. & Database Systems. She holds Bachelor's Degree in General Business Administration from Northeastern Illinois University.

Michaela is fluent in English, Czech and Slovak.

Dan Fogarty
Chief Investment Officer-Principal
About

Dan Fogarty joined Stotan Industrial as Chief Investment Officer-Principal in January 2022. He is responsible for identifying, pursuing and directing new build-to-suit and speculative development opportunities across the U.S.

In this capacity, Dan maintains a strong network with national and local brokerage firms and is responsible for directing all relationships with stakeholders involved in each project. A 25-year veteran of the commercial real estate industry, he has extensive experience in acquisitions, leasing, asset management and ground-up development.

Prior to joining Stotan Industrial, Dan was Executive Vice President of Investment & Development at Becknell Industrial.  During his six plus years at Becknell, he orchestrated the development of more than 1600 acres across 11 states resulting in 57 buildings totaling 18+ million square feet and with a total investment value of $1.8 billion.  Notable projects completed include: Old Augusta Commerce Center in Savannah, GA; Air Commerce Park in Orlando, FL; North Las Vegas Business Parkin Las Vegas, NV; and Madison Business Center in Tampa, FL.

Before joining Becknell Industrial, Dan served for eight years as Vice President and Market Officer at Conor Commercial Real Estate in Rosemont, IL where he was charged with the management of all existing industrial and office projects within the Midwest, as well as identifying new investment opportunities.

Prior to his tenure at Conor, he also worked as a Vice President at In Site Real Estate in Oak Brook, IL and Director of Leasing at First Industrial Realty Trust in Chicago, IL. Dan is a graduate of Northern Illinois University and received his MBA from Benedictine University in Lisle, IL. He is an associate-member of the Society of Industrial and Office Realtors (SIOR),National Association of Industrial and Office Properties (NAIOP) and on the Membership Committee of the Industrial Asset Management Council.

Bobby Patterson
Vice President - Market Officer

Bobby Patterson joined Stotan Industrial in July of 2021 and currently holds a position of Vice President - Market Officer focusing on sourcing more opportunities in the Greater Chicago market. He is responsible for underwriting investment and development opportunities, managing project due diligence and assisting in leasing and disposition of assets for Stotan Industrial. 

Bobby was one of the first employees to join Stotan. He started as an Associate, but soon got promoted to Development Manager.

Prior to joining Stotan, he was an Associate at Colliers International where he provided real estate advisory work for occupiers based both in Chicago and nationally. Prior to his work advising clients of the firm, Bobby supported Colliers’ Chicago office both as a Financial Analyst and a Research analyst. Bobby is a member of the Urban Land Institute and a NAIOP Developing Leader. He holds a bachelor’s degree in economics &amp; Political Science from the University of Wisconsin-Madison.

Jim McGill
President-Principal
About

James E. McGill launched Stotan Industrial in 2021. As President-Principal, he is responsible for all investment and development opportunities for Stotan Industrial.

Prior to assuming this leadership and ownership position at Stotan, he was an Executive Vice President at CA Industrial which is a subsidiary of Chicago based CA Ventures. Jim was hired by founder to start up industrial platform in fall 2018 and during his tenure completed and stabilized approximately $50M of core assets in Cincinnati, Indianapolis and Chicago with another $92 M (1.35 SF) of product under construction in Indianapolis and Columbus submarkets. Jim was instrumental to the overall growth of the CA Industrial platform.

Before joining CA Ventures, Jim was Managing Director of Capital Deployment for the Central Region for Prologis from 2011-2018 where he was responsible for all capital deployment activities within the Central Region. During this time, Jim completed $1.1 B of development projects including 21 Build-to-Suit projects totaling 12.9M square feet. His build-to-suit clients included many Fortune 500 companies such as Amazon, Procter & Gamble, Subaru, Carrier Corporation, Kimberly Clark, Home Depot and Ulta Beauty. In addition, his team acquired over $700M of core and value-added properties within the Central Region.

Previous to Prologis, Jim joined AMB in 2004 as Senior Vice President of Development and established the Midwest and Pacific Northwest development team. During this time, his team constructed over 4.5M square feet of industrial product and deployed over $500M of capital in Chicago, Dallas, Seattle and the Central Valley of Northern California.

After several years in banking and real estate lending, Jim launched his development career and spent eight years at McShane Company, where he held the position of Executive Vice President of Development. His responsibilities included developing and managing more than 2.5M square feet of industrial properties with a market value in excess of $110M and more than 1M square feet of office properties with value in excess of $150M.

Jim is a member of the Association of Industrial Real Estate Brokers (AIRE), the Society of Industrial and Office Realtors (SIOR) and the National Association of Industrial & Office Properties (NAIOP). He holds a bachelor's degree in finance and accounting from Iowa State University and a Master of Business Administration degree in Finance from the University of Iowa.
